How do I book an inspection?

How do I cancel or reschedule my appointment?

In order to cancel or reschedule your appointment, we require at least 24 hours notification. Please contact our 24/7 customer service department for cancellation or rescheduling requests at 407-283-7617. 

What forms of payment do you accept?

We accept all major credit cards (VISA, MasterCard, Discover and AMEX). Other acceptable payment methods are certified cheques, money orders, and bank drafts.  

How and when will I receive my inspection report?

The home inspector will verbally communicate findings to you onsite on the day of the inspection. Your report will be emailed to you within 24-48 hours following the home inspection. You may request a hard copy of the inspection report at no extra charge. 

How do I request a hard copy of my inspection report?

All hard copy requests are accepted via email. You may reply back to the same email that sent you the soft copy of the inspection report, requesting a hard copy. Or you can email us at: corey@osbornepropertyinspections.com. Be sure to indicate your preferred shipping address.

When will I receive my hardcopy?

All requests are processed immediately. You will receive your hardcopy via United States Post within 3-5 business days of your request.

Will the home inspector be able to provide me with cost estimates for the problems found?

Estimates provided in the inspection report are minimums only and they are intended to be guideline figures based on the most cost effective solution to address the problem and do not include betterment. The inspector will not determine the cost of replacement or repair. It is recommended that you obtain at least three cost estimates from qualified contractors before finalizing budgets for any work.

Will your company repair damages found during inspection?

Under the Professional Code of Ethics, professional home inspectors who are members of inspection associations cannot be linked with any other construction or home related trade due to a conflict of interest. An inspector will be able to advise you on the appropriate specialist you should consult with (i.e. Electrical Engineer).

Should every home inspector be a professional engineer?

Having a professional engineer inspect your home is a personal choice. It is important to note that an engineering designation is not a mandatory certification.

How long does an inspection take?

A typical home inspection of an average single-family home (1800 - 2500 sq. ft) takes approximately 2.5-3 hours. During this time, a home inspector will thoroughly inspect your home, verbally disclose any findings to you onsite and answer any questions you may have.

Should I attend the inspection?

You are welcome to be present during your home inspection. Attending the home inspection is a great opportunity for you to ask questions and learn about any issues your home may have.

Do you inspect commercial buildings or only residential homes?

Yes, Osborne Property Inspections offers commercial building inspections for complete or partial projects. Our clients include investors, end users, lessees, lenders, loan servicers, lessors, owners and sellers.

If the home is only five years old, is an inspection necessary?

Yes. Just because the home is new, it does not mean that everything is in perfect working condition. The home could have been built incorrectly, which can cause things to fail within a short span of time. Problems are less severe when they are caught early. An inspection is always recommended before purchasing a home (old or new).

If you have any questions about the report, feel free to give us a call. If the question is specific to your home, we may need to put you in touch with the inspector who did your home inspection. We will make every effort for you to be comfortable with the assessment on your home.
